We found the Lime Tree Lodge to be delightful. Our stay was perfect. It was clean, comfy and set in a lovely location. The owner and her son could not be more friendly and helpful. If we needed anything we only had to ask. We were delighted with the very thoughtful welcome food goodies. Would not hesitate to return or recommend.

This property had everything we needed. Upon arrival we were greeted by Diane, who personally showed us around the lodge. There was a 'welcome pack' which we appreciated after a long journey. The fixtures, fittings and furniture are of high quality and comfortable. The kitchen was well stocked with utensils etc. The location is superb, with views across the surrounding countryside and with a lovely garden outside for us to enjoy. The lodge and grounds were well maintained and with plenty of places of interest to visit nearby. Of particular note was a very comprehensive 'information pack' with places of interest, places to eat and importantly contacts for emergency services, eg Doctors, Dentists etc. We would definitely return and have no hesitation in recommending to others.

We had an absolutely lovely time at LimeTree Lodge. It is an extremely comfortable and clean property and the owner left us a surprise selection of goodies on arrival, which was very generous. Thank you! It is set in very peaceful surroundings but not far from attractions in the area such as Alnwick, Warkworth lovely village with castle and NT Cragside. I was a little nervous bringing my elderly mother but there is a downstairs bedroom and bathroom with shower seat that was perfect for her. I would definitely book again, highly recommended
We had a lovely time at Lime Tree Lodge. Quiet, peaceful with good facilities. Despite the terrible weather our 2 children aged 6 and 8 had a brilliant time exploring the surrounding area. After long days it was great to come back to the comfort of the lodge. Very friendly and helpful hosts. Would definitely recommend.

Lovely lodge in a beautiful location, very quiet and peaceful. Lodge was spotless when we arrived with lovely food gifts waiting for us. We felt at home straight away and really enjoyed our stay.

The lodge was situated on a working farm in an ideal situation. The location, views, quietness and general ambiance could not be faulted. However, the lodge itself left a lot to be desired. Although we spoke on the phone ONCE with the owner, at no time did she bother to walk across the road to made sure all was well. Issues that need to be noted are 1. the sofas are dirty and old fashioned. 2. the tv is very old and too far away from the sofas to view. We had to move the furniture each evening. 3. the fridge was TOTALLY inadequate for 6 people. 4. the kitchen waste bin was small and there were no additional bin liners provided. 5. the kitchen utensils were a hotchpotch of miscellaneous items. 6. although there was a washing machine, there was no facility to dry washing. 7. the wooden bench outside was old and in need of a make over. There was also no sun umbrella for our use or cushions provided. 8. the cleaning ladies arrived on Saturday morning at 09.30 promptly and clearly had no interest in whether we had enjoyed our holiday. They did not even acknowledge our presence. I wonder if Mrs. Proctor actually checks the properties when they have finished. 9. Having enjoyed 3 holidays with Sykes Holiday Cottages, we feel that this property lets your company down and someone needs to visit the properties to check on the accuracy of what is being offered, particularly having paid a premium price for the rental. 10. we noted in the property handbook that dogs were welcome if well behaved! We had booked pet free accommodation as our son has an allergy to dog hair. 11. We would be more than happy to discuss these issues on the telephone.
Lime Tree Lodge is a fantastic place to stay in an idyllic country setting, very well equipped, kitchenwise and toiletries in each bathroom, excellent for small children with top and bottom stair gates. Owners very friendly and provided a substantial welcome pack on arrival, thank you. Have no hesitation in recommending lodge.

Would have really appreciated fans it was very hot in the bedrooms. Also , an extra rubbish bag would have helped. Putting the recycling out was a pain having to move the rubbish bin out to get to the recycling bin. If It had 2 opening doors on the shed it would be much easier. Beautiful setting and lovely people.

Directions from the south are no longer accurate as there is no direct access to Old Swarland from the A1.
Lime tree lodge is perfect in every way but one, could not get on line. I download the Mail every day at home. Everything else was great, Diane is a lovely owner so pleasant and welcoming. Would go again if internet is available.

Lime tree lodge was superb. And more. The Proctors looked after anything we needed right away. Checked to see if everything was fine. A wonderful family. The countryside around the lodge was spectacular. Absolutely highly recommend this vacation lodge. The lodge was well looked after, comfortable and for 4 adults and 2 children lots of room. The outside play area great for young children. A beautiful setting. We could not have had a more pleasant and comfortable stay. Easy access to Alnwick and Northumberlands amazing beaches. All just minutes away.

Wonderful holiday property 1010 in every way. On arrival what struck me first were the far reaching views across the Northumberland countryside and on entrance I knew I'd chosen a fab holiday property. The lodge itself was warm and comfortable and presented to a high standard. Mrs Proctor has been in the hospitality trade for many years oozing warmth and a bubbly welcome. We do not hesitate to recommend this holiday property and can't wait to return.

The owners were friendly and helpful. Stair gates were most welcome with a 2 year old. Excellent location for touring the whole of Northumberland, especially the coast. Loads of nice places to eat at reasonable prices. Beaches were clean and parking cheap.

We had a wonderful stay at Lime Tree Lodge. The lodge was really well set up for our party of 2 adults and 3 children. It is in a lovely rural setting and well located for the attractions of Northumberland. Dianne and Arthur are perfect hosts. The welcome pack, including home made bread, wine and Easter eggs was a lovely surprise. We stayed during lambing season and Arthur took time out of his hectic schedule to show the children how to feed the orphan lambs it was the highlight of our trip.
An excellent base for a family holiday in Northumberland. Easy reach of the coast and beaches, plus inland to National Trust and places like the beautiful Alnwick Gardens and castle. We had a warm welcome on arrival with a few tasty treats to get us going and help was available throughout our stay. Accommodation is ideal with three great sized bedrooms and three bathrooms. Safe and secure play area in sight of the property and of course theres the farm to explore along the footpaths. We were lucky to be there as lambing was taking place. At nights you are surrounded by quiet refreshing to hear only the sounds of nature and not of traffic. All in all most highly recommended.
