Beautiful modern, spacious and comfortable barn conversion with a games room par excellence and everything spotless and welcoming. As far as the accommodation itself, yes, would recommend to friends, but only if they didn't mind constant traffic and aircraft noise every day, morning til night.

We had a lovely weekend at Apple Tree Barn. It is a very spacious cottage and the layout is perfect on how it flows. Kitchen very well equipped and the bedrooms were very comfortable. Very clean property and the games room was a hit too. Garden very cute and secluded and a nice table and chairs. Excellent location, didnâ??t feel far from anything so definitely a good base to explore the coast and more inland activities. We have stayed in many cottageâ??s over the years for friends or family get togethers and mainly in Norfolk, but this has been one of the nicer ones. Would not hesitate to recommend and would definitely return.

A lovely spacious cottage with a wonderful games room, plenty of seating, a large kitchen. The family bathroom had a fantastic shower.

Itâ??s a fabulous barn! We were three generations which included teenagers & little ones. Itâ??s so spacious that there was plenty of room to be together or separate. The games room provided us with lots of laughs in the evening. The location is perfect, just 10 minutes in the car to the nearest beach. All the beaches we visited were no more than 20 minutes away. Itâ??s a great place to explore the surrounding villages too.

Guests need to bring tea towels beach towels snd bin bags/loo rolls Everything else is supplied The games room is fantastic and we spent many happy hours there Docking is central to beach snd coastal villages. We honestly couldnâ??t fault it snd will return. Too much to see snd do in 7 days

Perfect for a large group. This cottage was clean, well equipped and comfortable. Perfect little sheltered garden to sit out in. Great games room. We had a ball here celebrating some big birthdays.

We booked to have an early Christmas gathering of four generations. The house was dressed so beautifully for Christmas and the atmosphere and feel in the house was great. The games room was loved by all. Our Christmas dinner around the big kitchen table was happy and memorable. A full Christmas lunch was cooked and all equipment needed we found. The log burner was easy to use. Beds very comfy, showers great, the grandchildren could swim in the bath itâ??s so big. Lovely welcome pack. Lots of memories made.

As a large family this cottage was perfect. The lay out is great and there is plenty of space so you donâ??t feel like youâ??re on top of one another. The kitchen had all the amenities and we loved all the added touches in the cottage like the hall light sensors and the rechargeable torches in the bedrooms. Lovely shower! And huge bath. Itâ??s only a short drive away from Brancaster beach, Holkham beach and Hall are definitely worth a visit too. We honestly loved staying here.

The cottage was very spacious and comfortable and we had a very enjoyable time there.

A lovely well fitted out property with a private garden. The games room was enjoyed by us all ...especially our teenage grandchildren. The nearby Spar store was very handy.

This is a fabulous holiday property very warm feel from the start you enter.wonderfully furnished and comfortable with a bonus of a games room and small library. The garden was very pretty and private and the surrounding areas and coast line superb. We would certainly return.

Fantastic home from home and everything you could possibly need is somewhere to be found. Very spacious and comfortable. So much to do and see in close proximity. Games room was a real hit for the men and kids.

Minor point reference Mezzanine Bedroom- Traffic noise from 06:00 to being up was quite significant. Obviously nothing can be done about that but informing people ahead might be helpful.

Comfort warm barn, enjoyed by our party of 6 with dog. Games rooms much enjoyed by all. Would return and recommend.

My wife, adult son and daughter and their partners enjoyed a wonderful New Year stay at this spacious and very well equipped property. The games room and the log burner were particular favourites. The location is excellent and all of the North Norfolk attractions, pubs and restaurants are only a short drive away. We will return.

Great place to stop, central to everything. Some things need sorting in the barn, some people beds could feel the springs. Taps in en suite need fixing as kept moving and kitchen tap leaks. The heating was very strange, could never get it right. Overall it was a nice stay .
